 PETS: We understand that you love your pets, so we allow some pets with prior arrangements and an extra charge. If considering bringing your pet, be aware that our "family" already includes 3 dogs living on the property. Please contact us if considering bringing your pet.
MINIMUM STAY: Two night minimum stay required on weekends and holidays. When a holiday falls on Thursday or Monday, a three night minimum stay is required. At times a one-night stay may be permissible for an extra charge.
Check in time as early as 3:00 pm / check out 11:30 am. Special arrangements can be made to accommodate individual traveling times.
CANCELLATION POLICY: Our policy is intended to be fair to our guests, yet prevent the loss of income to our business. Our location is such that we do not have a large volume of traffic past our exclusive B&B. We rent our accommodations by advanced reservations only. Once we reserve a guest house for you, we remove it from the market, refusing all other requests.
For cancellations received 14 days or more prior to arrival, deposit will be refunded.
For cancellations received less than 14 days prior to arrival, if room is rebooked, deposit less $15.00 service fee will be returned to you.
PAYMENT POLICY: To secure your reservations, a deposit of 1/2 of the lodging is due at the time of making your reservations. The balance is due upon arrival, at which time your credit card will automatically be charged for the balance or a check must be received 14 days prior to arrival.

DAMAGE POLICY: Any damages done to any Sam Rayburn Lakehouse property by guests or persons visiting or staying with guests or any damages done by pets will be the responsibility of the person who made the reservation, and by your confirmation of the receipt of e-mail from Sam Rayburn Lakehouse, you agree to make restitution for such damage.
RESPONSIBILITY:
 ALLERGIES: Sam Rayburn Lakehouse does not assume responsibility for special circumstances due to people having allergic reactions to anything related to the property. It is possible that Sam Rayburn Lakehouse personnel or previous guests may have prepared foods that some people are allergic to, such as foods containing peanuts, on our property. Although our properties are thoroughly cleaned regularly, anyone with allergies or special conditions are warned that Sam Rayburn Lakehouse will not be held responsible for any health problems. There may be different species of animals and plants on the property that some people may find they are allergic to.
DANGERS: Being in a wooded area and by a lake, there are inherent dangers on the property. Considerations for safety should be taken by visitors at all times. You may encounter insects, spiders, snakes, and animals that can possibly pose a serious threat to humans. Visitors are responsible for their own safety and should take necessary precautions for their safety. If you have any concerns, please feel free to contact us for detailed information.
